MISSION 

To enforce the State of Florida building code within the boundaries of the City of South Miami, and collaborate with other City departments in the enforcement of local codes.

FUNCTION 

The Building Department enforces the State of Florida Building Code within the boundaries of the City of South Miami, and collaborates with other City Departments in the enforcement of local codes. It provides fair, consistent and equitable interpretation of codes during the review of construction documents submitted for building permits and during the field inspection conducted for compliance. The Department also certifies buildings upon completion and at pre-stated periods afterwards.

Permit Fees are established by Ordinance and are listed under the title Schedule of Fees

PERMIT SERVICE COUNTER

Open 8:00 am to 3:00 pm
Monday through Friday

If an applicant believes it is entitled to expedited processing of an application for a building permit or development order, the applicant shall advise the City upon submission of the application of the statutory basis entitling it to expedited processing.   The City shall give applications for building permits or development orders that are entitled to expedited processing first priority and applicants may expect that such applications will be reviewed and processed quicker than other applications.

Call for Inspections (Building, Roofing, Mechanical, Electrical, Plumbing) before 3:45 pm to be scheduled for the following day. Please have your permit number available for reference.

CONSTRUCTION HOURS

Monday - Friday - 7am - 6pm

Saturday & Sundays - No construction work allowed for any residential districts.  Saturday construction from 9am-5pm is allowed for non residential districts that are 500ft or more from a residential district.  No construction on Sundays.

No construction work is allowed on City recognized holidays.
